WATER STORAGE FOR FIRE PROTECTION IN DALLAS COUNTY
The Dallas County Fire Prevention and Inspection Division, under the direction of the Fire Marshall, Deputy Chief Christopher Martinez, is responsible for Code Enforcement, Inspections, and Education.
Dallas County requires permits and plan submittals for new fire alarm and fire sprinkler systems to include providing the required water supply, the fire flow, for the building. If the existing water supply cannot supply the pressure necessary for firefighting, Pioneer Water Tanks can supply the capacity needed for a building permit.

Our sacrificial magnesium anodes significantly extend the life of your water tank by protecting the tank from corrosion. Made from magnesium, the anodes erode in place of the water tank, thereby protecting the steel and allowing the tank to last longer than other systems. 6-INCH DIAMETER OVERFLOW
Pioneer Water Tanks provides a 6” diameter overflow downpipe, the largest overflow system on the market. The overflow size moves excess water away from the tank quickly to effectively reduce pressure on your tank and avoid costly damage to your tank components.
The Dallas County Fire Code as Relevant to Fire Flow
507.2.2 Water tanks. Water tanks for private fire protection shall be installed in accordance with NFPA 22.
95. Subsection 507.3, “Fire Flow,” of Section 507, “Fire Protection Water Supplies,” of Chapter 5, “Fire Service Features,” of the 2015 International Fire Code is amended to read as Follows:
507.3 Fire flow. Fire flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B, “Fire-Flow Requirements for Buildings.” [determined by an approved method.]
507.4 Water supply test. The water supply test used for hydraulic calculation of fire protection systems shall be conducted in accordance with NFPA 291 “Recommended Practice for Fire Flow Testing and Marking of Hydrants.” The fire code official shall be notified prior to the water supply test. Water supply tests shall be witnessed by the fire code official, as required. Approved documentation of the test shall be provided to the fire code official prior to final approval of the water supply system.

The Zincalume® Steel Manufacturing Process
1. The metallic coating provides barrier protection to the steel. Magnesium compounds are positioned in the metallic coating to activate at the start of weathering when they are most vital for sacrificial protection.
2. Corrosion of the zinc-rich interdendritic region provides improved sacrificial protection to the steel base due to the presence of the magnesium compound. Magnesium siblicide particles in the interdendritic channels act as additional barriers to slow corrosion and restrict corrosion pathways to the steel substrate.
3. The Aluminum-rich region is modified to provide improved sacrificial protection of the steel base and resist rusting for longer in more severe environments.
ZINCALUME STEEL® IS TESTED AND PROVEN TO LAST LONGER

HOW TO PREPARE YOUR PROPERTY FOR WATER TANK INSTALLATION
Before most water tanks can be installed, a cement ring beam or a stable sand pad foundation must be prepared.
There are some important things to consider when selecting your tank site and preparing the pad.
The sand pad must be level, stable and free of debris prior to construction.
The sand pad must be at least 6’ larger than the diameter of your tank.
For sloping tank sites, ensure adequate drainage to divert runoff away from the tank wall.
Aggregate must be placed around the circumference of your tank to stop erosion and comply with warranty conditions*.
A retaining wall may be required to maintain pad integrity*.
Your tank should not be left empty for an extended period of time. A minimum load of water (10% of tank capacity) should be placed in your tank at the completion of construction.
Before you start preparing your site for installation of your water tank, Pioneer Water Tanks also recommends you contact your local authority to see if there are any regulations or restrictions in place.
Some Pioneer Water Tank projects need or prefer a cement ring beam, learn more about the installation.
CEMENT RING BEAM SITE PREPARATION
Concrete ring beams are used for commercial and some rural and light industrial water tanks to support the wall and also to hold the tank down during storms and cyclones. Ring beams may also be specified for tanks that are to be constructed on aggressive, acidic soils or where there is a risk of water or wind erosion of the foundation materials.
Each model of Pioneer Water Tank has an exact cement ring beam dimensions and details that are outlined in our engineering packages. At the time of your order, a specific ring beam drawing will be issued for the project requirements. It’s recommended that there is strict adherence to these specifications for the best performance of the tank.
This short video shows a cement ring beam being installed for a 51,785-Gallon Pioneer Water Tank in Nothern California.
The ring beam drawings specify the size, number and spacing of the reinforcing bars and ligatures to be used as well as the MPA rating for the concrete. Ring beams should be as level as possible and have no more than +/- 1/16” over any 5’0” (+/- 2mm over any 2m) of the circumference at the tank wall position and +/- 1/8” (+/- 4mm) over the entire ring beam. A survey chart will need to be completed and returned to your local installer for approval before the construction is started.
It is very important for the local Pioneer Water Tanks installer to ensure that foundation conditions are adequate. All water storage systems are subject to the local authority requirements so Pioneer Water Tanks also recommends local installers adhere to that authority for the tank location.

Our North American wide dealer and installer network provide comprehensive project management and coordination of all aspects of your project. Pioneer Water Tanks are backed with detailed engineering drawings that can be provided per project, including plans for the cement ring beam or sand pad.
The expereinced, efficient and professional installation teams are trained in safe methods of work within the strictest of client site requirements.
Our procedures provide for an ease of installation, less time on site, minimal infrastructure and construction personnel.
Some larger capacity and or taller wall height Pioneer Water Tank installations may require the proprietary jacking system.
Prior to starting construction with the proprietary jacking system, the following important points must be given consideration.
• Everyone who is involved in the building of the tank must be given through instructions on their responsibilities regarding the construction and safe working practices.
• The ring beam must be constructed to Pioneer Water Tanks specifications and has it been allowed to cure fully before starting construction.
• Tanks should never be built in very windy conditions, as this will increase the potential for personal injury and damage to components and equipment.
• If you are stopping work because of strong winds make sure that all loose items are secured.
• The jack base plates must be fully supported on the ring beam and not overhang the edge of the concrete.
• Check that the mechanical anchors are installed as per the instructions supplied and have been fully tightened before operating the jacking system.
• Only the specified grade (8.8) bolts are to be used to connect the lifting brackets to the tank wall.
• Tanks should never be left supported on jacks at the end of a shift. Tanks must be lowered down onto the ring beam, although it is advisable to keep some tension on the winch cables to give added stability to the tank wall.
